L\u2019Outlet dont Ingka Centres \u00e9tait le propri\u00e9taire b\u00e9n\u00e9ficie d&rsquo;une situation unique, avec un acc\u00e8s direct \u00e0 l&rsquo;autoroute A1. Gr\u00e2ce \u00e0 cette acquisition importante, la SICAV peut poursuivre sa strat\u00e9gie de croissance et de cr\u00e9ation de valeur. Les ressources financi\u00e8res n\u00e9cessaires \u00e0 l&rsquo;achat de ces immeubles proviennent de l&rsquo;augmentation de capital r\u00e9ussie au mois d\u2019octobre.<\/p>\n\n<p>Conform\u00e9ment \u00e0 son approche d&rsquo;investissement strat\u00e9gique, Ingka Centres a d\u00e9cid\u00e9 de vendre les deux immeubles Outlet situ\u00e9s \u00e0 proximit\u00e9 directe d&rsquo;un magasin IKEA dans le canton de Vaud \u00e0 la \u00ab Procimmo Real Estate SICAV \u00bb. L\u2019Outlet est un actif bien \u00e9tabli avec des performances pass\u00e9es solides qui a notamment montr\u00e9 une excellente r\u00e9sistance op\u00e9rationnelle pendant la pand\u00e9mie. Avec le nouveau propri\u00e9taire, le point de vente continuera \u00e0 b\u00e9n\u00e9ficier du magasin IKEA voisin et de la fr\u00e9quentation crois\u00e9e entre les deux propri\u00e9t\u00e9s. <\/p>\n\n<p>L\u2019Outlet se compose de deux complexes de b\u00e2timents avec une surface locative d\u2019un peu plus de 15&rsquo;000 m2. L\u2019immeuble le plus grand (b\u00e2timent principal) a \u00e9t\u00e9 acquis au 1er novembre 2021. Le deuxi\u00e8me immeuble sera vraisemblablement transf\u00e9r\u00e9 avant fin novembre 2021. Le prix de transaction des immeubles de la zone \u00ab Littoral Parc \u00bb dans les communes d&rsquo;Aubonne et d&rsquo;Allaman est d&rsquo;environ CHF 100 millions, avec des revenus locatifs et autres revenus annuels de l&rsquo;acquisition d&rsquo;environ CHF 7 millions. Avec l&rsquo;acquisition de ces immeubles, la fortune brute de la \u00ab Procimmo Real Estate SICAV \u00bb passera \u00e0 plus de CHF 1.2 milliard.<\/p>\n\n<p>Le nouveau site est situ\u00e9 au milieu d&rsquo;une zone commerciale, \u00e0 proximit\u00e9 imm\u00e9diate de l&rsquo;autoroute et donc tr\u00e8s accessible. De nombreux repr\u00e9sentants de marques connues des secteurs du sport et des biens de consommation sont lou\u00e9s dans les immeubles.
